House Rules Amendment - Sept 4,2014

After much discussion, observation and interaction with various residents and our security and maintenance companies the Board of Directors has voted to adopt the amendment attached in this post. Ballot results regarding House Rule 10
There had been on-going confusion as to House Rule #10 that prohibits pets to be kept on the lanai or balcony. This confusion was due in large part to the fact that this existing rule was simply not enforced, and residents became accustomed to housing their pet on the lanai. As enforcement continued, some residents asked if this issue could be put before the HOA at large for a vote. The ballot that was sent out last month. Generally, it is the sole responsibility of the Board of Directors to adopt or amend house rules for the community; however, the Board thought it would be good to gauge the direction of the HOA at large on this issue with the understanding that the Board maintained the right of approval.
To be clear, House Rule #10 is in full effect and prohibits pets on the lanai or balcony. Please check our House Rules for further clarification. The Board thanks every homeowner who submitted their vote and hopes that they and every unit owner or resident continues to support the Board with suggestions to improve the Las Palmas community. Residents and owners are always encouraged to submit their thoughts and concerns and to participate in their HOA. House rule regarding pets on lanais
After much consideration and discussion, the Board has decided to uphold House Rule #10, stating pets are not allowed to be housed on lanais. At this time, the Board has advised G4S to continue issuing notices to units with pets in the lanais effective March 15. Each notice issued will incur an immediate $35 penalty, unless otherwise noted by the Property Manager. Penalties were not issued after Dec. 15, 2013, while the Board deliberated the matter. If you received notice prior to Dec. 15, please contact the Property Manager to get your balance and submit payment.
